A direct conversation
What you want from the sale, and by when.
That distinction matters more than anything else on this page. We are buying for ourselves, which means our interests and yours are not the same — so get your own solicitor and your own valuation.
We buy for our own portfolio. We are not agents, we represent nobody, and we take no commission from anyone.
Dealing directly with owners who would rather not go through a listing, viewings and a chain.

So the offer does not move later.
Including what we think it needs spending on.
Your solicitor and your valuation. Always.
We buy for our own account. Nothing here is an offer to the public, an investment or a financial promotion.
Owners and executors who want certainty and a date.
Properties in poor condition, or sales nobody wants to manage.
Stated plainly, because the questions arrive.

We are not an estate agent under the Estate Agents Act 1979 — we do not act for sellers, market other people's property or take commission. We buy for our own account, which means our interests are genuinely not the same as a seller's, and the right response to that is to take independent legal advice and get your own valuation. We are not FCA authorised, we accept no investor funds, and we offer no bonds, shares or investment opportunities of any kind.
No. We are the buyer. An agent works for the seller and earns commission; we are the other side of the table, and you should treat us accordingly.
Usually not the full figure a long open-market sale might achieve. What you get instead is certainty, speed and no fees or viewings. Whether that trade is worth it is your decision, with your own valuation in hand.
That is the practice we are trying not to be. We survey and cost before offering so the figure holds, and the only reason it would move is something genuinely undisclosed.
No. We use our own capital, take no investor funds and offer no bonds or shares. Nothing on this site is an invitation to invest.
Yes, your own, and we will keep saying so. Never use a solicitor recommended by the person buying your house.
It is usually the reason people call us. We buy as it stands — no clearing, no repairs, no making it presentable first.
A direct conversation, no commission, and an honest view on whether an agent would serve you better.
