Survey before offering
So the price does not move later.
Because of the call a week before exchange, reducing a price everyone had agreed.
The tactic is well known and still common: a strong offer secures the property and sees off other interest, then the figure is reduced shortly before exchange once the seller has committed, instructed solicitors and started packing. It works because by then walking away costs the seller more than accepting.
Surveying and costing before offering removes the excuse for it. If the roof, the damp and the wiring have already been priced, there is nothing to discover later, and the offer made is the offer completed at.
The other thing a buyer in this position should say out loud is that they are not on the seller's side. We are buying for ourselves, we want to pay less, and that is exactly why anyone selling to us should have their own solicitor and their own valuation. A company that discourages either is telling you something.
